Tank, tankless and heat pump water heaters

Water heater repair and replacement in York, PA

Most water heater calls come down to one question: is a part failing, or is the tank itself? A bad thermocouple, igniter, gas valve, heating element or thermostat can be replaced. Water leaking from the body of the tank can't be fixed, and the heater needs to be replaced.

Water pouring or sewage backing up? Shut the main water valve, then call (717) 297-8733.

How York Water hardness affects water heaters

York Water's published water quality information puts its hardness at roughly 75 to 85 milligrams per liter, about 4.5 to 5 grains per gallon. That's moderately hard. Every time water is heated, some of that mineral content drops out as scale and settles on the bottom of the tank, or coats the heat exchanger inside a tankless unit.

What that means in practice:

  • Tank heaters build up sediment. On a gas tank, the layer sits between the burner and the water, so the heater works harder, makes popping sounds, and the bottom of the tank runs hotter. On an electric tank, the lower element can end up buried in sediment and burn out.
  • Annual flushing helps. Draining a few gallons from the drain valve once a year removes loose sediment before it hardens. If a tank has gone ten years without a flush, opening the drain valve can make it leak, so older tanks are sometimes better left alone.
  • Tankless units need descaling. Most manufacturers call for a vinegar or descaling solution flush on a set schedule. Skipping it leads to scale error codes and reduced flow.
  • Wells are different. Many homes on private wells in the outer York County townships have harder water than the York Water system, plus iron or sulfur. Test before deciding on a softener, and adjust the maintenance schedule to match.

What water heater repair involves

The technician confirms the fuel and type, then works through the heater in order:

  1. Check power or gas supply, the thermostat setting, and any reset button or error code.
  2. On gas tanks, test the thermocouple or flame sensor, watch the pilot and burner, and check the gas valve.
  3. On electric tanks, test each element and thermostat with a meter.
  4. Check the venting: the flue pipe should rise steadily to the chimney or vent, with no gaps, and combustion gases should draft up the flue rather than spill out at the draft hood.
  5. Check the relief valve and discharge pipe, the expansion tank if there is one, and the water pressure.
  6. Look for leaks and corrosion, and tell you honestly whether the tank is worth putting money into.

Water heater replacement: tank, tankless or heat pump

Gas and electric tank water heaters

Many houses vent the water heater into a masonry chimney, sometimes shared with the furnace or boiler. If the furnace was replaced with a high-efficiency model that vents through plastic pipe, the water heater may now be alone in a chimney sized for two appliances. A lone small appliance in a large, cold chimney can draft poorly and condense inside the chimney, so a chimney liner may be needed.

Tankless water heaters

Tankless gas heaters heat water as it flows and don't run out. They usually need a larger gas line than a tank and their own sealed vent through the wall or roof. Installed cost is higher, and the payoff depends on usage and how long you'll stay in the house.

Heat pump water heaters

A heat pump water heater pulls heat from the surrounding air, which makes it much cheaper to run than a standard electric tank. It needs room around it for airflow, a condensate drain, and usually a 240-volt circuit. In a York basement it also cools and dehumidifies the space, which is welcome in summer.

What a water heater installation includes

A proper replacement covers draining and removing the old heater, setting the new one, new water connections and shutoff valve, the gas connection with a leak test or the electrical connection, venting checked or replaced, a relief valve discharge pipe that ends near the floor, an expansion tank where the plumbing needs one, and a final check of the draft and temperature. Ask whether haul-away of the old heater and the permit are included in the price.

How much does water heater replacement cost?

Water heater replacement cost depends mainly on the type and size of the new heater, and on whether the venting, gas line or electrical supply has to change to meet code.

  • Type and size. Tankless and heat pump models cost more than standard tanks, and larger tanks cost more than smaller ones.
  • Venting. A new vent, a chimney liner, or converting to a direct-vent or power-vent model adds cost.
  • Gas line or electrical changes. Tankless units often need a bigger gas line; heat pump units may need a new circuit.
  • Code updates. An expansion tank, a drain pan where a leak could damage finished space, or a new relief discharge pipe may be required.
  • Access. Narrow rowhome basement stairs, tight utility closets, and attic installations take more labor.
  • Permits. Many municipalities around York require a permit for water heater replacement, with fees that vary by municipality.
  • Timing. An emergency replacement outside normal hours costs more than a planned one.

When a leaking water heater is an emergency

Call right away if:

  • The tank is leaking from the body or bottom. Shut the cold water valve on top of the heater and turn off the gas (to the off or pilot position) or the breaker.
  • You smell gas near the heater. Leave the house and call your gas utility or 911 from outside.
  • The relief valve is discharging hot water continuously, or the water is coming out scalding hot. Turn the heater off; the controls may have failed.
  • There's soot, scorching, or a carbon monoxide alarm near a gas water heater. Get out and call 911.

No hot water by itself is an inconvenience. In a house with infants, or someone who needs hot water for health reasons, it's worth fast service.

How to make a new water heater last longer

  • Set the thermostat around 120°F for most homes. It limits scalding risk and slows scale buildup.
  • Flush a few gallons from the drain valve once a year.
  • Have the anode rod checked every few years on a tank heater. Replacing it before it's gone extends the tank's life.
  • Keep the area around a gas heater clear so it gets combustion air, and never store paint thinner or gasoline nearby.
  • Test the relief valve once a year by lifting its lever briefly, with a bucket under the discharge pipe.

Water heater repair and replacement FAQs

How can I tell how old my water heater is?

The serial number on the rating label usually encodes the manufacture date. Many brands use a letter for the month and two digits for the year, or start the serial with the year and week. Read the brand and serial to us on the phone and we can usually tell you the age.

Is a tankless water heater worth it in York?

It can be if you want endless hot water, have the space problem a tank creates, or plan to stay in the house a long time. A gas tankless unit often needs a larger gas line and new venting, which raises the installed cost.

With York Water's moderately hard water, plan on descaling it regularly. For many households a correctly sized tank heater is the simpler choice.

Why does my hot water smell like rotten eggs?

Usually it's a reaction between the magnesium anode rod in the tank and sulfate in the water, which produces hydrogen sulfide. It's more common with well water.

Replacing the anode with an aluminum-zinc or powered anode, and flushing the tank, usually solves it. If the cold water smells too, the smell is coming from the water supply.

Do I need an expansion tank?

If your home has a check valve, backflow preventer, or pressure reducing valve on the main water line, water heated in the tank has nowhere to expand, so pressure spikes every time the burner or element runs. An expansion tank absorbs that. A relief valve that drips after each heating cycle is a common sign one is needed or the existing one has failed.

Can I go to a bigger water heater when I replace mine?

Usually, yes, within limits. A larger gas tank needs enough gas supply and proper venting, and a larger electric tank needs the right breaker and wire size. Space and getting the new tank down the basement stairs also matter in rowhomes.
